SURVEY & MAPPING SERVICES

Property & land title

Clarify property limits and support transactions, land division and title work.

Property limits

Boundary surveys

“Where are my property lines, really?”

Determine property lines using records, field evidence and professional judgment.

A boundary survey evaluates deeds, plats and physical evidence to form a professional opinion of where a property’s lines lie. This is different from a property appraiser’s online parcel map.

Common situations

  • Property owners buying, selling or improving land
  • Fence, driveway and building planning
  • Questions about corner markers or lines

Typical work involved

  • Relevant deed and plat research
  • Field search and measurement of boundary evidence
  • Boundary analysis and agreed marking

What you may receive

  • Signed boundary survey drawing if scoped
  • Corner marking or monumentation as agreed
  • Notes on specified improvements or apparent encroachments

A survey provides boundary evidence; it does not by itself resolve legal title disputes.

Commercial transactions

ALTA/NSPS land title surveys

“What survey will the lender and title company require?”

Defined survey information for commercial lending and title needs.

ALTA/NSPS Land Title Surveys are prepared under the current Minimum Standard Detail Requirements and any agreed optional Table A items. Title materials and coordination with the parties are important.

Common situations

  • Commercial real estate buyers and sellers
  • Lenders and title insurers
  • Attorneys and transaction teams

Typical work involved

  • Review of supplied title commitment and referenced documents
  • Field and drafting work required by the agreed standard
  • Agreed Table A optional items

What you may receive

  • Survey plat meeting the current agreed requirements
  • Specified Table A information
  • Permitted certifications to agreed parties

Confirm applicable 2026 ALTA/NSPS requirements, title materials and Table A items before quoting.

Land division

Subdivision & platting surveys

“Can I divide this property into new lots?”

Survey support for dividing land or creating a recorded plat.

Dividing land can require boundary research, proposed lot geometry, plats and coordination with the local government. Approval requirements vary by jurisdiction and parcel.

Common situations

  • Owners dividing property
